In addition to what has been wisely said:
RE dish location...that grounding thing will be inspected, probably by a local electrical inspector....get the buyer to signoff on the dish location. From there you can plan cable runs...perhaps with amplification for long runs.
AND
Attempting to penatrate a flat roof (built up or rubber)...should be avoided. They get a leak in the next few centuries and you will get a call. Drill a wall.
Consider offering a maintenance contract to relocate boxes and or add other services. In this age of cell phones...schools may still like a little cat 5 into classrooms.
