The list goes on, there is quite abit of expense associated with owning/operating a system over and above the purchase price. I am not trying to discourage anyone, because it can be done, but there is alot more to the equation.

Sorry man. You REALLY need to re-read what the ad says. I might consider it, but (and this is not a slam on you personally) I would want someone as a partner that understands what is written. But as for the sale, it could feasibly be a nice investment. From the HE pics provided, the HE will need some work. Alot of cleanup is needed in/around the site (thats the easy part), they offer 6 mos FREE cable so you really need some operating capital to carry you, all major networks are renegotiating their contracts, and you better be experienced in negotiations or you'll get slammed (I have negotiated many retrans agreements) in per sub fees.
