Forgot about the alram part.
Some alarm systems will constanly monitor the voltage of the phone line. Since the VOIP modems do not put voltage on the line all the time, even if you wire directly into the rj31x jack for the alarm, it will not arm and the panel will give you errors. The customer has to call the alarm company and they should be able to talk them through turning off this option over the phone. I know Slomens Sheild in NJ has this feture on their alarms and it usually only takes about 5 minutes to disable once you get someone on the phone that is willing to help.
