You might be able to give the box's to a third Party ( Lawyer) and have him write up a draft stating he has the property and will be returned when final payment is made. Kind of an escrow account.
This way all parties involved will know the where abouts of the property and how to recover it.
The same thing is done commonly when a landlord fails to make repairs to a tenant's place. The tenant places his rent in an escrow account with a third party and notifies the landlord that his rent is being held until the proper repairs are made.
Don't know what your contract says or the laws of your state, so if it is a decent amount of money owed might be worth looking into.
