Not trying to dampen your zeal. I think its great that you want to start your own company. Wish I had done it 20 years sooner. You said you are talking to a contractor, thats what everyone is telling you to do. Go to work for them a few years, maybe 2 maybe 5 or 6, depends on you. Learn how the business operates then go out on your own. Its tough, there are a lot of folks out there that are not always "Honest " with you. You need the experence to know the difference. Otherwise you will lose everything you have worked hard for. There are a lot of really good people in this business that would like for you to make it but there are some that would laugh all the way to the bank because you made a bad decision or signed a bad contract. I have been in this industry since I came home after 4 years in the service in 1975. Not unlike you I had a lot of zeal and ambition but had a lot of the shine knocked off my brass right quick. Good luck with your venture, just don't start undercutting, theres not much meat left on the bone. We'll all go broke. Thats my advice to ya.
The end result of a socialist is the same as a communist. The communist is just in a hurry and has a gun.
