What kind of loan do you get for a house

im having a hard time getting a house due to being a subcontractor. i can get a loan for 7 1/2 to 9 1/2 percent but so far thats about the best and the 7 1/2 is with 10% down upfront. the prime rate is about 5.4%. Anybody know of a special loan for us subcontractors. any info would be greatly appreciated. Oh by the way my credit is not the problem here by no means.
